SOUND FAMILIAR?

You won the package. Now you have to fund it.

  • Costs start on day one. Fuel, plant hire, floats and wages before a single claim is paid.

  • The first claim is weeks away. Month-end claim, assessment, then payment terms on top.

  • Payment schedules can be slow. Under Queensland’s BIF Act, a subcontract can allow up to 25 business days to pay.

  • The gear has to be there before the job. New machines or trucks often need to be on site before the work pays.

  • Bigger package, bigger gap. Winning a larger package is good news, but the mobilisation bill grows with it.

  • The equity is in the yellow gear, not the house. Paid-off machines and trucks can sometimes support funding, so property isn’t the only option.

WHAT IT CAN LOOK LIKE

A first package with a big mobilisation bill

Illustrative scenario

A civil contractor wins a bulk earthworks package. Two extra excavators and a truck are needed in the first fortnight, with wages and fuel on top, and the first claim will not be paid for about eight weeks. The owner talks through equipment finance for the machines and a separate working capital facility for mobilisation, so the house does not have to carry the job. Illustrative example only, not a real client. Every business is assessed on its own circumstances and lender criteria.

QUESTIONS

Common questions

Can you help before the first progress claim is paid?

Some lenders can fund mobilisation costs once you have a signed contract or letter of award. It depends on the contract, your client and your business. Your broker explains the options and what the lender needs to see.

How long can payment of a progress claim take?

In Queensland, the Building Industry Fairness Act allows up to 25 business days for payment under many subcontracts. Your contract terms and the Christmas shutdown can push it out further.

What do I need to have ready?

Usually your ABN, the contract or letter of award, a cost and claim schedule, recent business account statements and ID for the directors. Your broker confirms the list.

Can I use my machines rather than my house as security?

Sometimes. Some lenders will lend against paid-off excavators, loaders, trucks and other gear. Age, condition and value all matter.

What do lenders want to see for a new package?

Usually the letter of award or contract, your claim schedule, a mobilisation budget and recent business account statements. We tell you what’s needed before you apply.

Does it matter if we’re head contractor or a subcontractor?

It can. Who you invoice, your contract terms and payment timing all affect which lenders fit. We look at your contract, not just your industry.

What does it cost and how do you get paid?

Costs depend on the lender, the product and your business. Your broker explains every fee and cost before you decide. We may be paid a commission by the lender or charge a fee, and we tell you before you apply. Subject to lender approval; fees and terms apply.

Tell us what’s going on.

A short call is usually enough to see whether funding could help now, and how it could be set up for what comes next. No obligation. Business purposes only. Subject to lender approval; fees and terms apply.
