FOR PROPERTY DEVELOPERS
The site is ready. The funding has to stack up.
Development funding depends on your feasibility, your equity, your presales and your exit. We look at the whole project, then find lenders whose criteria fit it.
✓
Land, construction and residual stock funding
✓
Major, non-major, private and specialist lenders
✓
Options between stages

SOUND FAMILIAR?
Good projects stall on funding.
The feasibility works. The lender wants more equity. Lenders look at total development cost and gross realisation value (GRV), and the gap often lands on you.
Presales aren’t there yet. Some lenders want presales before they fund. Others don’t, at a cost.
The project is between stages. Stage one is finished but not sold, and stage two needs funding now.
The DA came through later than planned. Timing has slipped, and your funding needs to keep up.
Build costs have moved since you started. Costs rise, the QS updates the numbers, and the funding gap grows.

WHAT IT CAN LOOK LIKE
Four townhouses, two sold
Illustrative scenario
A small developer has DA approval for four townhouses and two off-the-plan sales. The first lender wants more presales before it will fund the build. The developer talks through lenders with different presale and equity requirements, with the QS report, feasibility and building contract ready, and a plan for the unsold units at completion.
QUESTIONS
Common questions
What do development lenders look at?
Usually total development cost, gross realisation value (GRV), your equity, the feasibility and QS reports, DA status, the building contract, and any presales or pre-leases. Your experience as a developer matters too.
Do I need presales?
It depends on the lender. Some require presales to cover part of the debt; some private lenders may not, usually at a higher cost.
Can you help when a project is between stages or sales are slow?
Possibly. Residual stock loans or short-term private funding can help while completed units sell. The exit has to be clear.
What should I have ready?
Your feasibility, QS report, DA approval or status, building contract, builder’s capability statement, presales or pre-leases, and details of your equity. Your broker confirms the list.
What does it cost and how do you get paid?
Costs depend on the lender, the product and your business. Your broker explains every fee and cost before you decide. We may be paid a commission by the lender or charge a fee, and we tell you before you apply. Subject to lender approval; fees and terms apply.
Tell us what’s going on.
A short call is usually enough to see whether funding could help now, and how it could be set up for what comes next. No obligation. Business purposes only. Subject to lender approval; fees and terms apply.
